Increasing Yields
We understand how important rental yield is. Our tenancy renewal team works closely with the valuation and lettings teams to ensure that your property will acheive its maximum possible yield. We will work hard to keep your managed property rented and for the void periods to be as short as possible.
Rent Collection
We work proactively to ensure that all of our tenants pay their rent on time every month. We carry out in-depth references at the start of a tenancy which helps to reduce the risk of rent arrears. Our team is backed by an experienced legal team should the need for further action be required.
Inspections
We inspect all of our managed properties to be sure that tenants are looking after them and also to notify our landlord of any possible maintenance requirements. This allows our landlords to plan ahead for any required works that may be needed. We pride ourselves on keeping our clients assets to a high standard and inspections are a critical part to help achieve this.
Health & Safety Legislations
We will ensure your property meets the requirements for health and safety, and are happy to advise on any legal or recommended servicing/tests to ensure your property is compliant for letting.
Letts Property Portal
As a Letts Landlord, you will have access to a portal showing all of your properties. It will keep you upto date with rents paid, statements and any outstanding maintenance requests/issues. We will ensure you are always fully kept in the loop regarding your property.
Overseas Landlords
If you are living overseas (or spend the majority of your time overseas) then you need to apply for approval to join the non-resident Landlord Scheme. Visit the HM Revenue & Customs website for information and any necessary forms (https://www.gov.uk/tax-uk-income-live-abroad/rent). If you do not do this, we are legally obliged to deduct 20% from your rental income each month to pass to the Inland Revenue.
Tenancy Deposit Scheme
Any deposit paid by a tenant must be insured under a government approved scheme. We take a 5 week deposit in line with government legislation, more information can be found here: https://www.gov.uk/tenancy-deposit-protection
Keys
All our landlords are asked to provide sets of keys for all tenants, plus two management sets. This ensures we always have access to the property as and when required, and allows us to carry out maintenance in a timely and effective manner without the needs for tenants being present. This also means our lettings team can carry out viewings before the end of the tenancy, whilst still having a spare set of keys available for accessing the property should there be any planned or reactive maintenance.
Utilities
When a tenancy ends and the tenant(s) move out, we request all final bills before their deposit is released to ensure they have accepted responsibility for utilities and council tax for the full term of their tenancy. This ensures the landlord is only responsible to pay for the utilities and council tax during void periods. We are also able to arrange payment of service charges and ground rent on behalf of landlords, where applicable.
Fully Managed Service
Our fully managed service includes photographing the property, marketing the property, reference checking tenants, creating an inventory, tenancy agreement and all other documents. Once a tenant moves in, we will deal with all maintenance issues and conduct inspections to ensure your property is being looked after.
